For retirement village operators

Homes are taking longer to sell, and the forecast keeps slipping

Pluss gives your villages an app in your own brand. Prospects join from their first enquiry. Your sales team sees which listings each one has viewed.

We estimate an empty two bedroom home costs its operator about $13,000 before the sale settles. That is about $130,000 for every 10 homes that fall vacant in a year. Pluss HQ is our add-on for operators with several villages. It shows head office which village's prospects use the app less than they did in the previous 90 days.

What your sales team sees

Your sales team works in Community Manager, the staff side of Pluss. It shows what each prospect has done in the app: the listings they viewed, the events they said yes to and the documents they opened.

Your team can ring the most active prospects first. Quieter prospects keep getting your village's posts in the app.

Marketing can see who viewed each listing and who read each build update.

When a prospect taps Book a tour, the request can go straight to your sales CRM.

Each prospect's record in Community Manager also runs their move-in. The village manager has their own tasks on it, such as the condition report and the keys.

A call list and invitations to quiet prospects

Catherine Moore, who runs sales at our demo village, asks the AI assistant in Community Manager for a call list. She pins it to her dashboard. Then she sets up an automation that drafts an invitation for each prospect who has gone quiet.

Mock-ups with dummy data. The assistant is in beta from November 2026 with a small group of customers.

Step 1

The call list

The list refreshes every day from your records, with no AI involved.

The last contact date comes from your sales CRM once it is connected to Pluss.

Step 2

The automation

She sets it up once. Staff choose whether an automation runs on its own or waits for a yes. Catherine chose to check each invitation.

Step 3

The invitations

At 8am on Monday, two invitations are waiting for her yes. The invitation to Shirley names the apartment she viewed last month. Each one goes out as a Pluss notice, with an alert on the prospect's phone.

What head office sees

Pluss HQ shows how each village's prospects use the app, side by side, compared with the previous 90 days. The AI assistant in Community Manager, in beta from November 2026, adds a chart of prospects at each stage by village. Head office pins it and sees which village has prospects stuck at Tour.

Empty home calculator

What an empty home costs you

Once the former resident stops paying fees, you cover those fees for each week the home sits empty. You also wait longer for your exit fee. The former resident's payout usually comes from the next sale. Past a state payout deadline, you fund the payout before the sale settles.

225 days

Average time to resell a village home in 2025, across Australian villages, from vacant possession to settlement.

12 months

Exit payout deadline in Western Australia from 1 September 2026, and in Victoria for contracts signed from 1 May 2026. In South Australia, it is 12 months plus 30 business days.

Sources: 2025 PwC and Retirement Living Council census, Consumer Protection WA, Consumer Affairs Victoria operator Q&A, Cowell Clarke on the SA Act.

Pluss doesn't make an operator compliant with these rules. Check your state's Act and your contracts.

Our estimate

About $13,000 a home

That is one empty two bedroom home over the average 225 days to settlement. We used industry averages and a 6.5% example cost of money. It covers the service fees you stop collecting and the wait for your exit fee.

The cost runs at about $440 a week once the former resident stops paying fees. Past a payout deadline, it rises to about $1,000 a week. A home that takes 420 days to settle, eight weeks past a 12 month deadline, costs about $30,000.

  • Average two bedroom price$711,000
  • Average maximum exit fee (DMF)33%
  • Average service fee, two bedroom$645 a month
  • Cost of money (our example rate)6.5% a year

Averages from the 2025 PwC and Retirement Living Council census: two bedroom price, average maximum exit fee, weighted average monthly service fee and days to settlement. Six weeks of fees after departure is the NSW limit for owners who share the capital gain. After that, NSW splits the fees in the same share as the gain, so your cost may be lower. Other states differ. The 6.5% cost of money is the RBA's business lending rate for medium businesses, October 2026. We use the average maximum exit fee as the fee at departure. After a shorter stay the exit fee is lower, so the wait for it costs you less.

Work out your own figure

Start with the industry averages. The 6.5% and the 10 homes are our examples. Change any number to match your villages.

Change the exit fee, service fee, weeks of fees and deadline
Cost of the homes that fall vacant in a year$0
Cost of one empty home, vacant possession to settlement$0
Cost of one home each week after fees stop, before a deadline$0
Extra cost a year if each home takes one more week$0
Cost of one empty home, broken down
  • Service fees you don't collect$0
  • Waiting for the exit fee$0
  • Funding the payout after the deadline$0

This is an estimate. It is not financial advice. It leaves out refurbishment, marketing and agent costs. Set the payout deadline to 0 if your state has none. Funding the payout adds nothing until a sale runs past the deadline.

Questions

Questions operators ask

How is Pluss priced?

Per property: each apartment, villa or unit in a village. There is no charge for staff or family users. The price includes every live feature except Pluss HQ, our add-on for operators with several villages. A one-off fee covers setup, onboarding and training. We quote separately for connections to your other systems.

Book a time with Shaun Alexander for a price for your villages. Ask him what the assistant will cost once the beta ends.

Does Pluss make homes sell faster?

We don't have a figure for that, so we won't claim one. Between visits, buyers get your build updates and open day invitations in your village's app. Pluss shows your team which prospects viewed a listing or said yes to an event.

Can head office see every village?

Yes, with Pluss HQ, our add-on for operators with several villages. It shows how residents or prospects at each village use the app, side by side. Head office can also publish one post to every village at once.

In the beta, the AI assistant adds a chart of prospects at each stage by village, which head office can pin. The chart refreshes every day from your records, with no AI involved. Head office sees each village's totals. Prospect names stay with that village's sales team.

When can a prospect join the app?

From their first enquiry. GemLife has launched the app at its seven resorts still in development. It uses the app to keep in touch with buyers before their homes are built.

Does this replace our sales CRM?

No. A Book a tour request can go straight to your sales CRM or into the app's own bookings. You choose where the button appears, such as on listings, news posts and events.

If your pipeline lives in your CRM, connect it to Pluss. In the beta, the AI assistant can then read each prospect's stage and last contact date.

Does this add work for our sales team?

Some. Sales posts the listings and build updates.

What does the assistant do for sales?

The assistant is in beta from November 2026 with a small group of customers. Sales staff ask for a report in their own words, such as who to call this week, and pin it to their dashboard. They can set up automations, such as an invitation for each prospect who has gone quiet.

Staff choose whether each automation runs on its own or waits for their yes. Each invitation goes out as a Pluss notice in the app. Book a time with Shaun Alexander to see it or to ask about the beta.

Does this add work for our village manager?

No. Prospects see the news and events your village manager already posts for residents. Your village manager can send any post to residents only. Sales posts the listings and build updates.

The village manager's move-in tasks in Pluss, such as the condition report and the keys, are jobs they already do.

Do older people use the app?

Yes. Across 21 communities, a median of 79.6% of residents are active in the app every month. At Ozcare's Reflections on the Bay, where the average resident is 79, 95% used the app each week within 90 days of launch.

Can we post build updates with video?

Yes. News posts carry photos, video and files. Staff can schedule them. Pluss shows who has read each post.

How long does it take to set up?

Setting up takes days. We train your staff and residents, and each village is live within weeks.

Does Pluss make us compliant with our state's rules?

No. Pluss records each step of a move-in or resale and the date it happened. Your team and your lawyers decide what your state's Act requires.

Is our data secure?

Yes. Pluss is ISO 27001:2022 certified. We host your data in Australia.
